At NewArch Homes, we are committed to helping you manage and maintain your tenancy. Our goal is to make renting simple and transparent. Working with trusted partners, we ensure our policies are applied fairly and our homes support happy, healthy communities—reaching those who need them most.

What happens when you move into a NewArch home?

New tenants

When you move into a NewArch Social or Affordable Rent home, you’ll usually begin with a Starter Tenancy. It’s a 12-month trial period that helps both you and NewArch see if the tenancy works well for the long run.

Moving to a long-term tenancy

About 9 months into your Starter Tenancy, NewArch will check in to see how things are going. If all is well, your tenancy will become a full Assured Tenancy, giving you long-term security. If there have been some issues but progress isn’t clear yet, they might extend your Starter Tenancy by up to six more months.

When a tenancy might not continue

Sometimes, NewArch might not offer a new tenancy after the Starter Tenancy if:

  • The home doesn’t fit your household size
  • The property no longer meets your needs or has adaptations you don’t require
  • There are unresolved issues with the tenancy agreement

This helps make sure everyone has the right home for their situation.

Keeping you informed

If your Starter Tenancy is extended or ended, you have the right to appeal the decision and share your side.

If you are transferring from another social housing provider and already have an Assured Tenancy or are an existing NewArch tenant moving permanently to another property, you’ll be offered an Assured Tenancy, no starter period needed.

Evictions

It is really important to NewArch that tenants are supported to sustain their tenancies and stay in their homes. So long as you are engaging with us, we will be trying to help you, not evict you.

Need an advocate?

Tenants are welcome to have an advocate or representative to engage with us on your behalf. 

 We will need recorded consent to talk to them on your behalf.  

Please contact your management company if you would like to appoint someone to support you.

Tenancy fraud

We take tenancy fraud seriously and want to make sure our homes are lived in by those who genuinely need them.

As part of the application and move-in process, we’ll ask new tenants to show photo ID when collecting their keys to help us confirm who will be living in the property.

If we find that a tenancy has been obtained dishonestly, we may need to take steps to bring the tenancy to an end.

Your tenancy agreement clearly explains your responsibilities, including:

  • Requirements for living in the property as your main home
  • Rules about subletting or transferring your tenancy

During routine visits, we may also check who is living in the property to make sure it’s the named tenant and their household.

If we have concerns about possible tenancy fraud, we may work with other organisations to investigate this and take appropriate action.

Make an appeal

At NewArch, we aim to be open and fair in how we apply our policies. You have the right to appeal if you disagree with a decision we’ve made about: 

  • The type of tenancy you’ve been offered 
  • The length of your tenancy 
  • A decision not to renew your tenancy 
  • A decision to extend or end a Starter Tenancy 

Appeals should be submitted in writing within 14 days, and we’ll respond in line with our Complaints Policy.
